Transfer of property with one click from September

Impressive changes are coming from next September in real estate transfers. No stacks of papers and waiting times will be required at the appropriate government departments, one click from the notary’s computer will be enough, and some transfer of property will somehow be completed.

As a first step, the new system will be launched and at the latest by the end of 2019 it will be fully operational. The measure is expected to facilitate taxpayers by relieving them of bureaucracy and paperwork while allowing the AAD to carry out effective transfers controls.

When the new system is put into production, the property transfer process will begin and end in the notary’s office. This means that any taxpayer who goes on a property purchase will not have to visit the competent tax office to submit the required supporting documents as the transfer tax statement will be drafted and submitted electronically to the TAXIS system by the notary , while cross-checking, checking and verifying the declared data will be automatically performed by the system.

For this purpose, the offices of notaries will be certified in the AAD, thus obtaining permission for electronic property transfers.

Transfer declarations will now only be submitted via TAXIS and the related transfer taxes, donations – parental benefits, inheritances will be calculated and cleared automatically. With the issuance of tax identification transactions, ie the clearing notes with the debit identification numbers.

That is, the whole process will be completed by the notary’s office and will not require attendance at the tax office and the production of a lot of supporting documents.

First home purchase

When acquiring a first home for which the buyer is entitled to a transfer tax exemption according to his or her marital status, the system will automatically check whether the buyer qualifies for the transfer tax exemption by checking his property on Form E9, which already has submitted.

The only document that will be required to produce to the notary is the family status certificate, which the notary will electronically send to the TAXIS along with the transfer tax statement.
